THE SHORT ANSWER

The RBI’s Liberalised Remittance Scheme governs permitted overseas remittances by resident individuals. A property payment must fit the applicable rules and available limit; citizenship alone does not determine your remittance route.

Plan the purchase on both sides.

Remittance planning before reservation

Speak with your authorised dealer bank before agreeing the deposit and instalments. Confirm the permitted purpose, remaining annual capacity, required documents and any applicable tax collection. Do not split or misdescribe payments to avoid controls.

Check the Dubai property

Confirm that the specific property is in an area where you may acquire the intended ownership right. Check the seller or developer, registration status, contract, total costs and how completion will be handled. Dubai Land Department is the source for Dubai registration requirements.

Arrange your Dubai support

Confirm the permitted funding route first. A developer’s payment schedule does not override RBI requirements or the checks performed by your bank.

Can the whole Dubai purchase be handled remotely?+

Do not assume every step is remote. Confirm the signing, identity and representation requirements with the developer or registration trustee for your specific transaction.
