THE SHORT ANSWER

Japan’s National Tax Agency distinguishes residence categories when explaining the scope of taxable income. Foreign-source income and remittance treatment can differ for non-permanent residents.

Official guidance ↗

Plan the purchase on both sides.

Residence category and yen-based planning

Establish your Japanese tax category with a qualified adviser. Keep the purchase payment schedule in JPY and AED, and coordinate inspections and documentation through our Tokyo and Dubai teams.

Check the Dubai property

Confirm that the specific property is in an area where you may acquire the intended ownership right. Check the seller or developer, registration status, contract, total costs and how completion will be handled. Dubai Land Department is the source for Dubai registration requirements.

Start with our Tokyo team

Allegiance’s Tokyo office can be your first property contact. Agree how the local and Dubai teams will coordinate your shortlist, viewings and next steps. Confirm availability before visiting.

BEFORE YOUR NEXT STEP

Your checklist.

  • Establish your Japanese tax category with a qualified adviser.
  • Confirm the full acquisition cost in AED and JPY.
  • Verify funding and beneficiary details before transferring money.
  • Agree local handover and management responsibilities.

Questions worth asking.

Can I use the same tax assumption as another buyer in Japan?+

Not safely. The NTA’s guidance separates taxpayer categories. Your residence history and circumstances can change the treatment of overseas income.

Can the whole Dubai purchase be handled remotely?+

Do not assume every step is remote. Confirm the signing, identity and representation requirements with the developer or registration trustee for your specific transaction.
