THE SHORT ANSWER

UK-based buyers should assess the UAE purchase and their UK tax position separately. HMRC says UK residents normally pay tax on foreign income, although eligible individuals may qualify for Foreign Income and Gains relief. A UAE property purchase does not itself determine your tax residency.

Build a cross-border plan.

Start with residence, not nationality

Confirm your UK tax-residence status and whether any relief applies. Obtain advice covering rental income and a future disposal. Avoid assuming that an overseas property has the same tax treatment as your home.

Budget in sterling as well as dirhams

Prepare an AED payment schedule and test its GBP cost at different rates. Include bank or transfer charges. Match the timing of your available funds to the contractual payment dates.

Keep your ownership organised

Retain purchase documents, rental statements and cost records. Agree how a local manager reports income and expenditure. Confirm representation and signing requirements if you intend to transact remotely.
