Buying Dubai Property from the USA

US worldwide-income reporting. A practical guide for buyers based in United States.

THE SHORT ANSWER

The IRS states that US citizens and resident aliens are generally subject to US tax on worldwide income. A Dubai investment should be considered alongside your US filing position, even if you later move abroad.

Official guidance ↗

Plan the purchase on both sides.

US worldwide-income reporting

Ask a US tax adviser about rental-income reporting, ownership structure and any separate account-reporting requirements. Keep purchase records and statements in a form your adviser can use.

Check the Dubai property

Confirm that the specific property is in an area where you may acquire the intended ownership right. Check the seller or developer, registration status, contract, total costs and how completion will be handled. Dubai Land Department is the source for Dubai registration requirements.

Arrange your Dubai support

Arrange a remote consultation with Allegiance’s Dubai team. Identify who will inspect the property, coordinate documents and manage the unit after purchase. This guide does not imply that Allegiance has an office in United States.

BEFORE YOUR NEXT STEP

Your checklist.

  • Ask a US tax adviser about rental-income reporting, ownership structure and any separate account-reporting requirements.
  • Confirm the full acquisition cost in AED and USD.
  • Verify funding and beneficiary details before transferring money.
  • Agree local handover and management responsibilities.

Questions worth asking.

Does buying or moving to Dubai remove US tax obligations?+

Not automatically. The IRS applies worldwide-income rules to US citizens and resident aliens. Residence changes and ownership structures need individual advice.

Can the whole Dubai purchase be handled remotely?+

Do not assume every step is remote. Confirm the signing, identity and representation requirements with the developer or registration trustee for your specific transaction.
